ARE THE CANYONS HOMES FOR SALE OR FOR RENT?
All 70 of our apartments are available for rent.

WHY IS THE RENT HIGHER THAN OTHER APARTMENTS ON THE MARKET?
The Canyons offers a full-time on-site property manager and facilities manager, weekly community meals and activities, Fitness Center, and other benefits to support a community-minded, active lifestyle.

The Canyons is not a standard apartment building. Its design, amenities, and services require a significantly higher investment than conventional multifamily housing. It has also been sustainably constructed with cross-laminated timber and is entirely barrier-free (‘beyond ADA’) with beautiful, modern interiors. 

WHAT AGING-IN-PLACE AND LIMITED MOBILITY FEATURES HAVE BEEN INCORPORATED INTO THE DESIGN?
Every apartment at The Canyons is ‘beyond’ ADA-compliant, without any institutional feel. Instead, it includes features that support independence. These include:

• Non-slip shower floor: The shower floor is a special slip resistant shower pan (as opposed to tile).
• Showers: There are no shower doors. There are curtain rods shaped specifically for this shower opening to minimize obstacles in the shower.
• Grab bars: Bathrooms are already constructed with grab bar backing in all bathrooms at both toilets and showers. 
• Larger elevators: Both elevators are the largest sized cabs available for residential use. They can accommodate not only multiple wheelchairs, but also furniture (9' ceilings) and stretchers if needed.
• Washers and Dryers: We have combo washer/dryer machines in units and a laundry lounge on the 1st floor with free machines that are raised off of the floor onto a platform, and are front loading.

WHAT IS THE CLOSEST PUBLIC TRANSPORTATION?
There are three bus lines right across the street at New Seasons: the #4 or #44 get you downtown in 20 minutes, and the #24 bus takes you to the Pearl District in 20 minutes. The nearest MAX station is Overlook Park Max Station, a 20-minute walk or a 4-minute drive, on N Interstate Avenue.

WILL PARKING BE AVAILABLE?
Yes, The Canyons offers secure, underground parking for its residents. When you pay the monthly parking rent a spot is designated for your vehicle. There are also motorcycle spots and charging stations for electric vehicles.

There is ample, secure bicycle parking as well, at no cost.

TELL ME ABOUT THE SUSTAINABILITY FEATURES AT THE CANYONS
Cross laminated timber (CLT) is a sustainable engineered wood product that sequesters carbon instead of releasing it into the air as conventional construction methods do. It's lighter than concrete and just as strong. All of the apartments have beautiful wood ceilings. Read more about CLT on the Sustainability page.

In addition:
• All rainwater that falls on site is returned back into the ground via an infiltration gallery beneath the parking area. It does not enter the city storm or sewer system.
• There are energy efficient LED lights throughout.
• The garage is equipped with electric vehicle charging stations.
• Exposed wood in every apartment is supported by the scientific research of ‘biophilia', which studies show that being surrounded by wood makes people happier and calmer.
• The open-air atrium and The Alley connect people with one other in community spaces.
• Daylight and fresh air flow through the building thanks to the atrium running through the core of the building.

WHY DO YOU CHARGE PET RENT INSTEAD OF A PET DEPOSIT?
The Canyons is happy to welcome pets. We love them, and know many of you do too.

Pets can be hard on individual apartments, but also common spaces. We budget for repair of damaged units, maintenance of common space carpets and floors, and the elevator, as well as repairs and maintenance of surrounding landscaping. The best way to budget for those expenses is through pet rent. In the case of damage to a specific unit, a deposit is usually not adequate to cover the repair, and does not contribute to the maintenance of the public spaces.

Instead of charging a fee for each pet, The Canyons charges a flat $35 fee per month for up to three pets. We do not have a breed restriction and welcome all breeds of dogs.

CAN YOU TELL ME ABOUT THE LAUNDRY FACILITIES?
The Laundry Lounge is a modern and private (residents only) space on the ground floor. It is light-filled with living room-style furniture so you can comfortably relax and socialize. The room is designed to be comfortable for every ability and is wheelchair accessible. We also offer combo washer and dryer machines in apartment homes.

THE CANYONS SEEMS TO BE DESIGNED FOR AGING-IN-PLACE. IF SO, WHY ISN'T IT RESTRICTED TO PEOPLE 55+?
Research from around the world shows that intergenerational living is an important contributor to thriving at any age. While The Canyons offers amenities that are designed to work well for active adults and those with limited mobility, The Canyons is open to anyone, at any age. Every resident will enjoy the health and social benefits from engaging in a community with people of different generations and abilities.

I USE A WHEELCHAIR. WILL THE APARTMENTS WORK FOR ME?
Yes. Every apartment at The Canyons is completely barrier-free and incorporates Universal Design principles throughout. The kitchen offers the option to lower the counter for wheelchair users, as well as a curbless walk/roll-in shower and generously sized bathroom.

DOES THE CANYONS OFFER ASSISTED-LIVING SERVICES SUCH AS MEDICATION MANAGEMENT, BATHING, AND DRESSING?
No. The Canyons is not a care facility. It is a good option for those that are living independently and want an environment that continues to support that lifestyle for as long as possible. As such, Canyons residents should be comfortable with their Activities of Daily Living (ADL) as well as Instrumental Activities of Daily Living (IADL), which are the tasks that people need to manage in order to live at home and be fully independent.
